Permanent capital
We are never forced to sell good assets at bad times. Without a fixed fund life, we can hold through cycles and sell only when selling is the best decision for the asset.
Strategy
We buy real estate we can improve and own through cycles. The capital is Caldrion’s own, the decisions are made by Caldrion’s own investment committee, and the holding period is set by the asset, not by a calendar.
01The role of real estate
Within Caldrion’s portfolio, real estate does a specific job: it provides income that tends to keep pace with inflation and value that is tied to something physical and scarce.
Leases reset. Rents on apartments typically reprice every year, and rents on light industrial space reprice as shorter leases roll. Over long periods, that link between income and the general price level is one of the most reliable forms of inflation protection available to a private investor.
Real estate is also local and inefficient. Two buildings on the same street can perform very differently depending on how they are run, financed and maintained. We believe that inefficiency is where an owner who operates, rather than one who simply allocates, earns its return.
Because Caldrion invests only its own capital, we can treat real estate as what it is: a long-lived asset that rewards patient, attentive ownership.
02The mandate
We target value-add and core-plus assets where complexity keeps other buyers away.
Complexity takes many forms: a property that has been under-managed for years, a capital stack with debt that cannot easily be refinanced, a partnership whose members no longer agree, or a seller with tax considerations that a conventional sale would ignore. Each of these narrows the field of buyers. We would rather solve the problem than discount it.
We structure transactions around what the seller needs: a fast and certain close, the assumption of existing debt, a timeline that works around a 1031 exchange, or a partial sale that lets a long-term owner stay involved.
Because the capital is Caldrion’s own, we optimize for long-term value creation rather than a short-term exit or an internal rate of return measured over an arbitrary window.
We do not stretch into property types we do not understand, and we do not underwrite a business plan that only works if rents and values keep rising faster than history suggests they should.
03Operations
Value is created after closing, through the way an asset is run. Each business plan is built on a small number of levers we can control.
Unit interiors, amenities and common areas upgraded to the standard the submarket will pay for, and no further. Every renovation dollar is tested against the rent premium it earns.
Institutional property management software, dynamic pricing, ratio utility billing and disciplined procurement that bring expense ratios in line with well-run peers.
Rolling below-market leases to market as they expire, curating tenant mix in medical office buildings, and securing long-term leases where the building is mission-critical to the tenant.
Roofs, lighting, truck courts, power and cooling: the unglamorous capital that keeps industrial and specialty assets competitive for credit-grade tenants.
04Capital and structure
We buy all-cash or through joint ventures with operating partners who know their markets. Joint ventures are typically 90/10 with the operating partner.
All-cash gives sellers certainty and gives us time: we can close without a financing contingency and put long-term, conservative debt in place on our own schedule, or not at all. Where existing debt is attractive, we assume it.
In a joint venture, partners invest directly alongside Caldrion in the asset, never into a Caldrion vehicle. The operating partner brings local knowledge and day-to-day execution; Caldrion brings the equity, the patience and an owner’s perspective on capital decisions.
We look for partners with deep local knowledge and a demonstrable history of executing value-add business plans in their submarket, who want a capital partner that is still there when the plan takes longer than expected.
Assumable loans, maturing debt, preferred equity and mezzanine positions are part of the landscape. We are comfortable working through them, provided we understand who controls what.
05Underwriting discipline
Our target is 15%+ net IRR with a 1.8x+ equity multiple, and we underwrite to reach it without heroic assumptions.
We focus on what we pay relative to replacement cost and to what comparable buildings trade for, because a sound basis protects capital when everything else goes wrong.
We are never forced to refinance into a difficult market. Leverage, where we use it, is sized so that a downturn is an inconvenience rather than an existential event.
Every acquisition must make sense as a long-term hold. A sale is an option we can choose, not an outcome we depend on.
06Why Caldrion
Sellers and operating partners choose Caldrion for certainty of execution and alignment of interest.
We are never forced to sell good assets at bad times. Without a fixed fund life, we can hold through cycles and sell only when selling is the best decision for the asset.
When we issue a letter of intent, we have the capital and the intent to close, all-cash if needed, with no financing contingency.
You deal directly with the people who decide. Decisions are made by a small internal investment committee that meets weekly. We need no outside approvals and no fundraising to close.
