Caldrion Real Estate is an investment activity of Caldrion LLC (“Caldrion,” “we,” “us”), a single family office and principal investor. These terms supplement the Legal Disclosures on caldrion.com.

• Not a registered adviser. Caldrion LLC is not registered with the US Securities and Exchange Commission as an investment adviser under the Investment Advisers Act of 1940, and is not registered as a broker-dealer, commodity pool operator or commodity trading advisor. It relies on the family office exclusion under the Investment Advisers Act.
• Own capital only. Caldrion invests only its own capital, from its own balance sheet. It does not seek, solicit, accept or manage capital from the public, from institutional investors, or from any person other than “family clients” as defined under applicable law.
• No outside clients. Caldrion has no outside investors or clients. Nothing on this website is an attempt to market investment advisory services or to solicit clients.

No offer of securities; no advice. Nothing on this website is an offer to sell, or a solicitation of an offer to buy, any security, investment product, financial instrument or investment advisory service. Nothing here is investment, legal, accounting or tax advice.

Risks. Private credit and real estate investments involve significant credit risk, illiquidity and sensitivity to changes in interest rates and property values. There is no guarantee that Caldrion’s underwriting standards will prevent a loss of principal. All investments involve risk, including the loss of principal, and past performance is not indicative of future results.

Forward-looking statements. This website may describe strategies, criteria or expectations. These reflect current views, are subject to risks and uncertainties, and are not guarantees; we undertake no obligation to update them.

Submitting opportunities

By sending us an opportunity, materials or other information—through this website, by email or otherwise—you acknowledge and agree that:

• No confidentiality without an NDA. Caldrion has no obligation to treat materials as confidential unless and until a non-disclosure agreement has been signed by an authorized signatory of Caldrion.
• No obligation. Submitting materials does not create a contract or partnership, and does not oblige Caldrion to review, respond to or fund the opportunity.
• Similar opportunities. Caldrion reviews many opportunities and may already be evaluating, or may in the future evaluate or invest in, opportunities that are similar to or compete with yours.
• Your right to share. You are responsible for ensuring that you are entitled to share any materials you send us.

Privacy

Caldrion LLC is responsible for personal information submitted through realestate.caldrion.com. The caldrion.com Privacy Policy applies in full; this summary covers this website.

• What we collect. What you enter in our forms (name, email, optional phone, organization and your message or opportunity), with the date, the page, your browser user agent, campaign tags in the page address (if any) and your country as derived by Cloudflare. Our forms take links, not uploads.
• How we use it. To respond to your inquiry, evaluate opportunities, keep the website secure and meet legal obligations. People review every submission. We do not use your information for marketing or advertising, and we do not sell it.
• Service providers. Cloudflare hosts the website, runs Turnstile (human verification) and stores submissions; Resend sends email alerts to our team.
• Measurement. We count page views, form starts and completions without cookies or identifiers, and Cloudflare Web Analytics measures visits without cookies. If your browser sends Do Not Track or Global Privacy Control, no analytics script runs.
• Cookies. Only strictly necessary ones: Cloudflare security cookies, and a sign-in cookie for authorized staff using the content management system.
• Your rights. Depending on where you live, you may ask to access, correct or delete your personal information. Email legal@caldrion.com.
