01How to read them

Guides, not rules.

The ranges below guide where we spend our time. We look at transactions of $20M–$150M in gross asset value with equity checks of $10M–$75M, in primary and secondary us markets. They are not a promise to invest, and every acquisition is decided by Caldrion’s investment committee.

Caldrion is a single family office: it invests only its own capital, has no outside investors or clients, and does not offer securities.

02What to send

A complete package.

Links, not files. A complete package gets the fastest answer.

  • Link to the offering memorandum (OM) or executive summary
  • Link to trailing 12-month financials (T-12) and the current rent roll
  • Link to a high-level capex budget or renovation scope, if applicable

03Outside our mandate

What we don’t do.

  • Assets outside the United States.
  • Big-box bulk distribution: we favor versatile, smaller-bay industrial assets that serve a diverse tenant base.
  • Property types outside our three sectors, such as conventional office, retail or hospitality.
  • Business plans that depend on rising markets rather than on operating improvements we can control.
  • Commitments to blind pools or to someone else’s investment vehicle: we invest directly in assets, on our own balance sheet or in a joint venture.
