Process

From first look to closing.

One short form, a decision-maker on the other side, and a clear answer, whether the answer is yes or no.

01The steps

One form, a clear answer.

Decisions are made by a small internal investment committee that meets weekly. We need no outside approvals and no fundraising to close.

  1. 01

    Submit

Send the opportunity through our form. Share a link to non-confidential materials (teaser, deck or data room); we sign NDAs promptly when there is mutual interest.

  2. 02

    Initial review

Our real estate team reviews the asset against our published criteria and the submarket, and asks any questions that would change the answer.

  3. 03

    Feedback

We aim to give initial feedback within 72 hours of receiving a complete package.

  4. 04

    NDA and underwriting

If there is mutual interest, we sign an NDA promptly, tour the asset, meet the property team and underwrite the business plan in detail.

  5. 05

    Letter of intent

Our investment committee, which meets weekly, approves the terms we offer. The letter of intent states the price, the structure and the timeline we commit to.

  6. 06

    Diligence and closing

Physical, environmental, legal and financial due diligence, and closing on our own capital: all-cash if needed, with no financing contingency.

02Intermediaries

For brokers and operating partners.

We value the brokerage community and operating partners as extensions of our team, and we behave accordingly.

Broker protection. We respect buy-side mandates and protect brokers on off-market transactions.

Materials and NDAs. Share a link to non-confidential materials (teaser, deck or data room); we sign NDAs promptly when there is mutual interest.

Operating partners. Joint ventures are typically 90/10 with an operating partner who invests directly alongside Caldrion in the asset.

Straight answers. If an asset does not fit, we say so quickly, and we tell you why, so your next submission is a better one.

03Questions

Common questions.

Short answers from our published criteria.

What size of real estate transaction do you look at?

Transactions of $20M–$150M in gross asset value, with equity checks of $10M–$75M per transaction.

Which property types do you buy?

Three sectors: multifamily communities of 100+ units built 1985–2015; multi-tenant light industrial and shallow-bay warehouses of 20K–200K sq ft; and specialty assets, namely data centers, cold storage, and medical office buildings.

Which markets do you focus on?

Primary and secondary US markets, with a focus on the Sun Belt, Mountain West and Southeast.

Do you buy all-cash or with a partner?

Both. We buy all-cash or through a joint venture with an operating partner, typically 90/10. Partners invest directly alongside Caldrion in the asset, never into a Caldrion vehicle.

Who decides, and how quickly will I hear back?

Decisions are made by a small internal investment committee that meets weekly. We need no outside approvals and no fundraising to close. We aim to give initial feedback within 72 hours of receiving a complete package.

I am a seller with a complicated situation. Is that a problem?

Usually it is the opposite. Debt maturities, assumable loans, partnership disputes and tax considerations are situations we are set up to structure around. Tell us about the constraint up front.

Will you assume existing debt?

Yes, where the debt is attractive and the terms work for a long-term owner. Tell us the lender, the rate, the maturity and any assumption requirements when you submit.

I am a broker. How do you treat off-market introductions?

We respect buy-side mandates and protect brokers on off-market transactions. We will not go around you to the seller.

What do you need to see first?

A link to the offering memorandum or an executive summary, the trailing 12-month financials (T-12) and current rent roll, and a capex budget or renovation scope if there is one. We sign NDAs promptly when there is mutual interest.

How long do you hold an asset?

As long as it keeps compounding. Caldrion invests its own permanent capital, so there is no fixed fund life forcing a sale. We sell when selling is the best decision for the asset.
